The lease will show an initial lease term that outlines the minimum commitment period with the dates entered above. The lease will continue on a month-to-month basis after this initial lease term. A 30-Day Notice to Vacate will be required to properly conclude the lease on or after the "Tentative Checkout Date".(Required)
Leases structured with a Firm Checkout date may not be available for extension. Property will be marketed as available for the checkout date immediately. If an extension is requested and able to be accommodated, there will be a $45 rescheduling fee for each extension request.(Required)
Leases shorter than 6 months will be prorated according to the Daily Rate posted on our website. Leases 6 months or longer will be prorated according to the Monthly Rate posted on our website.(Required)

4200 S Valley View properties come with 150Mbps internet and highly upgraded cable. All other properties come standard with 100Mbps internet only. Internet speed can be upgraded at an additional cost. Leases 6 months or longer may be eligible for Cox Communication cable for an additional cost (please inquire).(Required)

There is a separate Community Registration process required for S. Durango and 7885 W. Flamingo properties. Tenant will be required to register in person.(Required)
Tenants moving into a S. Durango property will be required to register in-person with the HOA office as soon as possible after check-in. This community does not allow work vehicles with company logos to park on-site. Work logos must be covered with a large magnet or cover. Registration fees (payable by personal check, cashier's check, or money order) are as follows: $10 parking decal/car, $50 optional transponder/car, $10/key fob.(Required)
Tenants moving into a 7885 W Flamingo property will be required to register in-person with the HOA office as soon as possible after check-in. You will receive a separate email with paperwork and instructions the Tenant will need for the registration process. IMPORTANT: Vehicles can NOT be parked in the assigned carport until the Tenant obtains a parking decal; this community is very strict with this requirement and will tow. Vehicles must be parked in HOA Visitor parking near the Clubhouse until the registration process is complete. Registration deposits (payable by personal check, cashier's check or money order only) are as follows: $25 for registration, $10 parking decal/car. Deposits will be returned via mail by the HOA after checkout once Tenant returns fobs and decals. Access to community amenities require a smartphone app and resident email.(Required)

A signed lease agreement and full payment is required within 72 hours of application in order to secure the property. Check-in instructions and access codes cannot be released without payment.
Our Leasing Office is open Monday-Friday, 9:00am – 4:00pm PST. If move-in falls on a Saturday, all completed items (signed paperwork and payment) must be received by 3:00pm PST on the Friday immediately before.(Required)
