How does this work?

702 Housing provides fully-furnished rental units that are available on a month-to-month basis. The rental rate includes all utilities, TV, and internet.

Are you a hotel or extended stay?

No. We are not a hotel or extended stay type of property. All of our units are privately owned and permanently furnished, much like a vacation rental. “Bookings” are leases for a specific property and are structured similar to a traditional rental for a specific rental term.

Will the property I book look like the photos online?

All of our units are privately owned and permanently furnished. The photos on our website are of the exact unit and contents. Over time, some of the furnishings and contents may change due to replacement or repairs, but generally what you see on our website is what you will find upon check-in.

Will I need to bring any housewares with me when I move in?

All of our properties are equipped with housewares such as a fully stocked kitchen, as well as bed linens, towels, and electronics. Some basic amenities will be provided upon check-in to get you started such as toilet paper, paper towels, and hand/dish soap.

Can I get upgraded internet or cable?

We provide basic internet and cable in all of our units. Upgraded services can be ordered during the application process in some of our units. Several properties have basic services provided through the community HOA, and the tenant can upgrade services directly through COX Communications.

Do you accept pets?

Some of our properties are pet-friendly. There are weight, breed, and number of pet restrictions, so please refer to the property description or inquire with us directly. There will be an additional $200/pet, non-refundable pet cleaning fee required.

Do all units have a washer and dryer?

All of our rental units have a private full-sized washer and dryer inside the unit.

Can I make special requests such as floor level or area of town?

We have a wide selection of properties around the Las Vegas valley, and most special requests can be made if we have availability. Please contact our office if you require assistance in selecting a property with specific characteristics.

What is your smoking policy?

All of our units are strictly non-smoking. Tenants who smoke may do so outside the unit on the patio or balcony with all doors and windows to the unit closed. Ashtrays are provided for used cigarettes. Damage from smoking indoors, or from smoke traveling into the unit from outside, may result in a total loss of the security deposit and additional funds may be required to remediate damages.

How do I get mail delivered?

Mailbox keys will be made available upon request, and large packages are generally delivered by the mail carrier directly to the front door of your property. Please keep in mind there is a $75 fee for lost or non-returned mailbox keys, and 702 Housing is not responsible for forwarding mail after your checkout. Due to the short-term nature of our rentals and privacy concerns, we strongly suggest renting a mailbox at a mail service provider location such as MailBoxes, Etc. or the post office for your mail needs.

What is the minimum rental term? Can I rent on a weekly basis?

Our minimum rental term is one month (31 days) in order to comply with local and HOA restrictions.

What does the rental rate cover? Are utilities included?

The rental rate covers one month of rent (prorated on a 4-week/28-day month) and all major utilities including electric, gas, water, trash, and basic cable and internet.

Do you require a deposit?

We require a fully-refundable security deposit that will vary between $1,000 and a full month’s rent, based on your application and the lease term.

How do I get my deposit back?

Within 24 hours of check-out, you will fill out our online check-out form which includes your forwarding information and desired deposit return method. Your deposit will be processed once we receive the property inspection report, and you can expect to receive it within 30 days of check-out provided there is no damage, smoking, missing items or keys, and the lease was fulfilled to term.

Besides the rent and deposit, what other fees are required to move in?

We charge a cleaning and processing fee of $325-395, depending on the size of the unit. We also charge a $45 application fee that is due with your application.

Can I pay with a credit card?

Credit cards are accepted for application fees only. We do not accept credit cards for move-in or rental payments. You can pay move-in and recurring rental payments by:

  • Personal check if your check-in date is more that 14 days out
  • Cashier’s check/money order/cash by direct deposit into our tenant deposit account at any Chase Bank branch
  • Cashier’s check/money order/cash upon arrival (but please remember your booking is not secured until we receive payment in full)
  • ACH or wire transfer

Payment instructions will be outlined on your lease agreement.

How soon can I move in?

In most cases, we can accommodate a same-day move-in. Please call for availability, or visit our availability page for details.

How much notice is needed before I move out?

We require a 28-day notice to vacate (21-day notice for leases 31 days or less in length). For more information, please contact us.

What if I don’t know how long I need to stay?

During the application process, you can let us know if you have a firm check-out date, or if you would like the option to extend. With the option to extend, you will be given a 28-day notice to vacate date for each rental cycle. On or before that date, you will let us know if you would like to stay another month, check-out at the end of your lease cycle, or extend for a prorated number of days.

Can I book a property for a date months in advance?

Possibly. Our leases are structured similar to a traditional rental agreement. Most of our tenants have month-to-month leases; therefore we cannot market or book a property if we have not yet received a notice to vacate. We can make a booking far in advance only if we have a firm check-out date on a specific property. The check-in date must be within one week after the available date. If you are looking for a property for a specific date that is not currently available for booking on our Availability Page, we can add your information to a wait list and someone will contact you if anything becomes available.

How do I book a property?

Follow these steps for an easy, seamless booking and check-in:

  1. Visit our Availability Page at 702housing.com/rental-properties
  2. Browse through our available properties that are listed by order of date available, then location, then size of unit.
  3. Once a specific property has been selected, fill out the online rental application. Please upload a clear copy of your ID to the application. The $45 application fee is due when it is submitted. You will be redirected to a payment page to pay the application fee by credit card.
  4. Check your email for a lease agreement from a reservation specialist within 24 hours. The email will contain instructions for returning the signed agreement and payment instructions.
  5. Once the move-in payment has been made, your reservation specialist will email you a Payment Confirmation and Welcome Packet that will contain check-in instructions and important property information for your stay.
