How Long Can You Stay?
Your winter does not need to fit a standard three-month package.

Most of our residences begin with a 31-day minimum stay. Some properties require 60 days because of individual property or community requirements.
After the applicable minimum stay, our rentals can continue month to month.
If you remain month to month, we generally require 30 days’ notice when you decide to leave. If you already established a firm checkout date, you do not need to provide another notice.

What Does the Monthly Rent Include?
We include the major household services you would otherwise need to establish for a seasonal residence.
Our monthly rent currently includes:

Our standard internet service currently provides speeds of up to 150 Mbps. Upgrade options may also be available if you need additional bandwidth.
There are separate move-in costs.
We currently require a refundable security deposit that is typically equal to one month’s rent, a $250 administrative fee, and a one-time cleaning fee based on the size of the residence.
We prefer to make those costs clear upfront so you can calculate what your winter housing will actually cost.

Not at all.
Some of our residents want easy access to the Strip because dining, entertainment, or central Las Vegas activities will be a big part of their winter.
Others prefer a location elsewhere in Las Vegas or Henderson.

The important thing is to choose based on your routine.
Being closest to the Strip only matters if that is where you expect to spend your time.
